AGE QUALIFIED COMMUNITIES

Although anyone may puchase a home in an age-qualified community, there are, in most cases, rules describing the age requirements for residents. For example, most Del Webb communities require at least one occupant of a home to be at least 55 years of age or more, and that no person under the age of 19 can reside in the home. It is always important to request and review a copy of the Home Owner's Association rules and regulations and/or covenants and restrictions, (most commonly referred to as the reseller package) prior to the purchase of a home in an age-qualified community. The rules may differ from community to community so be sure to request this information upon acceptance of an offer to purchase a home in any of the following communities. Los Prados is an age qualified community developed by US Homes in the Northwest area of Las Vegas during the late 90s. If you are 50 yrs. young (or over) you can survey your kingdom from a huge picture window, nook or sit under a covered patio to see golfers on the green and night time city views. Siena is a 667-acre age qualified community being developed by Sunrise Colony Company for individuals over the age of 55. The village will ultimately feature approximately 2,000 luxury single-story homes and villas.

Sun City Summerlin is among the most popular age-restricted communities in the United States. Completed in 1999 the 2,400-acre community is home to more than 14,000 residents. All residences must have one owner/occupant at least 55 years old, and there are no permanent residents under age 19. Pro golfer Billy Casper and architect Greg Nash designed the community's three golf courses: The Highlands, The Palm and Eagle Crest. Other amenities include four community centers, five pools, and tennis and racquetball courts.
